Groeslon is constructed of white painted stone elevations under a slate roof.

The accommodation is well laid out and ideal for holiday use with fitted kitchen with oil fired Rayburn, an 18' sitting room and 3 bedrooms and 1 bathroom at first floor level.

There are two double bedrooms and also one bedroom with two sets of bunk beds.

The cottage is full of character with dormer windows, exposed beams woodblock floor in the sitting room and numerous exposed timbers upstairs.

The property is situated within Snowdonia National Park and occupies a rural position adjoining farm land with lovely views over the countryside to the hills. The town of Bala is some 3 miles away providing a range of local services for everyday needs with a great choice of pubs, restaurants, shops hotels and a garage.

Sporting and recreational activities are well catered for with sailing club at Bala Lake, golf club on the edge of the town and superb hill walking in the Arennig and Snowdonia ranges. The National Whitewater Rafting Centre is just a couple of miles away.

Despite its rural location the area is well served by roads with the A5 some 12 miles away facilitating access west towards the North Wales coast and east across to the A483 to access the midlands.

Outside

The gardens are primarily to the south, sweeping round to the west and the laid to lawn with stone walls and fencing. There is a corrugated garden shed with covered log store and an attached stone barn.
